The three rooftops, and how they differ
All three private rooftops sit in Aldea Zamá, a gated neighbourhood with security at the gate, and all three are two-bedroom, two-bathroom condos. What separates them is what's arranged around the water.
- Tulum Penthouse: Rooftop Hot Tub & Pool Access has a hot tub, a palapa for shade and a dining table upstairs, and a BBQ area. Bedrooms are a king with en-suite and a twin room, which is the bed layout families keep asking for and rarely find in a Tulum penthouse. Sleeps four.
- Aldea Zama Penthouse w/ Private Rooftop & Jacuzzi runs a jacuzzi, sun loungers, a shaded palapa dining area and a hammock across the roof. The dining table downstairs seats six. Sleeps four.
- Private Rooftop Penthouse w/ Jacuzzi & Concierge keeps it simpler: jacuzzi, loungers, dining table. The king bedroom opens onto its own balcony with jungle views, and a sofa bed in the living room takes a fifth guest.
If you'd rather cook up there than just soak, Aldea Zama Penthouse, Private Rooftop & BBQ Grill pairs its hot tub with a grill and a dining table on the roof, and sleeps six.
The one on the ground floor
Not everyone wants to carry drinks up a flight of stairs. Zama Poolside Bliss is a ground-floor apartment with two private terraces, the jacuzzi on one of them and the condominium pool filling the window of the living room. Seventy-eight guests have reviewed it, more than any other hot-tub home we have, and it rates 9.7. Parents of small swimmers tend to book this one and never climb anything all week. The second bedroom has two double beds, and there's a dedicated workspace if someone in the group is still answering email.
Six guests, two bedrooms
Four of the five hot-tub listings cap at four or five people. If you're six, Premium Condo w/ Rooftop Pool & Gym in Aldea Zama is the one with the beds to do it: a king in the master, two queens in the guest room, both en-suite, and a dining table that seats six. The hot tub here comes with the condominium's resort-style amenities rather than a private rooftop of your own, and there's a BBQ area and a terrace over the pool. The living room runs a 75-inch screen and a Bose system, which matters more than it sounds like it should on the night it rains.
Why Aldea Zamá keeps winning this argument
Every hot-tub home we manage sits in the same neighbourhood, and that's not an accident of inventory. Aldea Zamá is roughly four minutes from the nearest beach club on the beach road, five to ten minutes by car from the start of the beach zone and about the same into Tulum pueblo. Calle 7 in La Veleta, where the restaurants cluster, is about six minutes by car, five on a bike and twenty-five on foot. The Mayan ruins on the coast are under ten minutes' drive.
Walk-to dinner from Aldea Zamá: Nimeño Bakery is about five minutes on foot, Xibak around six, Safari Comedor Zama seven, Rossina ten, and Mercado Tulum about twelve. Over in La Veleta, La Pebeta does empanadas and grilled meats, Il Bacaro makes its own pasta, and Mystiq Garden is worth the table outside.
Gran Cenote sits about ten minutes up the road from town, and Cenote Calavera, Zacil-Ha and Atik are strung along the same road, so a cenote morning is genuinely a morning rather than a day. Cobá is about forty-five minutes inland on Highway 109. Go early, come back hot and dusty, and the rooftop makes sense in a way it never does at noon.
