Tulum rentals where the pool is yours alone

Yes, and more than one kind. Across our Tulum homes you can book a plunge pool on your own rooftop, a ground-floor terrace pool surrounded by jungle, a soaking pool in a gated garden with a second pool on the roof, or a studio whose terrace opens straight onto the condominium's big pool. The useful question isn't whether a place has a pool. It's whether that pool is yours at seven in the morning or shared with everyone else in the building.

That distinction decides more about a Tulum trip than people expect. Here's how it breaks down across the homes we actually run.

Private water: nobody else in it

If the point of the pool is swimming in a swimsuit you chose without thinking about it, you want a private one.

Luxury 3 Bedroom Villa w/ Private Pool & Sun Deck has two. A soaking pool sits in a fully gated garden at ground level, and a second pool is up on the rooftop terrace with the sundeck and lounge. Three bedrooms, three bathrooms, sleeps eight, in La Veleta. For a family with small swimmers and adults who'd rather read in the sun, having water on two levels solves an argument before it starts. There's a bathtub too, which in this market is unusual enough to matter if you're travelling with a toddler.

Luxury 3BR Penthouse with Private Pool in Tulum takes the opposite approach: everything happens upstairs. The whole rooftop belongs to the unit, with a plunge pool, a king sunbed, a dining table and a BBQ. Seven guests across three bedrooms on two levels, near Calle 7, so dinner is a walk rather than a drive, and the nights are quiet.

Jungle Oasis w/ Private Pool & Premium Amenities is the one I'd put a family of six in. The kitchen, dining area and lounge open through glass doors onto a covered private terrace with its own plunge pool, so the children are in the water and in your eyeline while you're cooking. Two bedrooms, two and a half bathrooms, a Smeg-equipped kitchen and a six-seat dining island. The Wi-Fi is verified at 152 Mbps, and there's a workspace tucked inside the second bedroom, which is the detail that makes it work for a parent who has to take a call. It's on the second floor of a building with no elevator, worth knowing if you're arriving with a stroller and three weeks of luggage.

Covered private terrace and plunge pool opening off the lounge of a two-bedroom apartment in Tulum

Two more worth knowing. Charming 2BR Tulum Condo with Private Pool sits on the ground floor in Aldea Zama, with the private terrace pool ringed by jungle and no stairs between the bedroom and the water. And Boutique La Veleta Condo with Private Pool Terrace has a plunge pool on its terrace in a small boutique complex, steps from the dining on Calle 7, with a king bed and bathroom in each of its two bedrooms, which is the fairest way to split a house between two couples.

Casa Felipa, and the case for a pool at the top of the stairs

Casa Felipa is a two-bedroom, two-story apartment for four, and its plunge pool is on the private terrace off the upstairs master, with jungle filling the view. Downstairs there's a balcony with a hammock and lounge chairs. Guests tend to split the day between the two: coffee and shade on the lower balcony in the morning, the pool in the late afternoon when the heat has gone out of the day but the terrace is still warm. It's listed with a community pool as well, so the building's water is there when you want company.

The condo pools, which are not a consolation prize

A shared pool in Tulum usually means a residential complex built around it, and some of these are better than the pool you'd get to yourself.

Premium Condo w/ Rooftop Pool & Gym in Aldea Zama is a two-bedroom for six in a complex with resort-style amenities, and Aldea Zama is the neighbourhood where restaurants and shops are a walk from the door. Digital Nomad Haven w/ 2 Pools, Gym, Coworking sits in the same neighbourhood and throws in a co-working space, a full gym, an on-site movie theatre and a pool table alongside the rooftop pool and its panoramic views. Two bedrooms, sleeps six. On a rainy afternoon in September that cinema earns its keep.

Tulum Studio with Pool Gym and Jungle Vibes does something none of the others do. It's a studio in La Veleta, sleeping three on a king bed plus a twin, and its private terrace connects directly to the condominium's large pool. You step off your own terrace into the water. There's a gym and a fire pit on site. For a couple, or a couple plus one, it's the most pool you can get without renting a villa.

Then there's Bright & Sunny 2BR Loft w/ Roof Pool in Downtown, two bedrooms for five with a shared rooftop pool, right in town where the restaurants, shops and colectivos are at street level. If your plan involves bikes, cenotes and dinner out every night rather than lounging, downtown is the sensible base and the roof pool is for rinsing off at six.

Sorted by how many of you there are

The one with the beach club attached

A pool and the sea are not the same holiday, and the Amazing Condo w/ Papaya Playa Project Beach Access is the one home here that gives you both without a negotiation. It's a three-story penthouse for four, two bedrooms and two bathrooms, with an open-air rooftop solarium holding a private plunge pool, a hammock, a built-in day bed, a wet bar and a kitchenette. Membership of the Papaya Playa Project beach club comes with the booking, with no minimum consumption. Downstairs there's a workstation, a full kitchen and a sofa bed in the living room. The second bedroom can be made up as a king or two twins, which is the flexibility families keep asking for.

Days here tend to go: beach club until the sun gets serious, back for the rooftop in the afternoon, dinner in town. Tulum's ruins sit about ten minutes from the pueblo by car, and the cenotes strung along the Cobá road, Calavera, Cristal, Escondido, Gran Cenote and Carwash, are each within ten to thirty minutes of town. Gran Cenote itself is only a few kilometres out along that road. If you want the full Sian Ka'an lagoon, go in by Muyil, about twenty minutes south on the federal highway. The coastal road to Punta Allen is a different proposition: dirt, slow, and nothing like what a map tells you.

Reading the pool description before you book

Pool wording on listing sites is where people get caught, so here's how to read ours. Private pool means the water belongs to your unit: a plunge pool on your terrace or rooftop, or a soaking pool in your gated garden. Community pool means the building's, shared with other residents and guests. Several of these homes carry both, and the Jungle Oasis condominium runs a river-style pool and a rooftop pool alongside its gym, which is a different experience again from a plunge pool you can cross in two strokes.

Book direct with Mimosa Homes and you're talking to the team that runs the property, not a call centre reading a screen, so if you need to know exactly how deep the water is or whether the rooftop gets afternoon shade, ask and we'll tell you. Concierge planning and beach-club reservations come with the stay. Confirm the pool type and current availability for your dates with us before you commit, since buildings change their amenities and we'd rather you heard it from us.
