Two-bedroom homes in Tulum for a beach week

If you want a two-bedroom base in Tulum and you plan to spend your days on the sand, five homes in our portfolio are the ones to put side by side: the Amazing Condo w/ Papaya Playa Project Beach Access, the Private Rooftop Penthouse w/ Jacuzzi & Concierge, the Charming 2BR Tulum Condo with Private Pool, the Boutique La Veleta Condo with Private Pool Terrace, and the Luxury Tulum Penthouse with Private Pool Terrace. They split cleanly between two neighbourhoods, Aldea Zama and La Veleta, and the choice between those two shapes your week more than any amenity list will.
One of them comes with beach club membership attached, which is the single most useful thing on this page if the Caribbean is the point of the trip. Start there.
The one that solves the beach question outright
The Amazing Condo w/ Papaya Playa Project Beach Access includes membership at Papaya Playa Project, with free access and no minimum consumption. That matters because Tulum's beach is almost entirely fronted by clubs, and walking up to one on a Saturday in high season without a plan is how people end up paying for a day bed they didn't want. Here you walk in.
The home itself is a three-storey penthouse: two bedrooms and two bathrooms on the middle floor, kitchen and living room below, and an open-air rooftop on top with a plunge pool, a hammock, a built-in day bed and a wet bar. Beach towels are set out alongside the bath linen, which tells you what the owners expect you to do with your days. The second bedroom can be made up as a king or as two twins, so it takes a couple or two friends equally well. It's listed for four guests, with a queen pull-out in the living room, and there's a workstation on the ground floor if someone on the trip has a call they can't move. Ninety reviews in, it's the most road-tested home in this group.

Aldea Zama or La Veleta: pick the neighbourhood first
Tulum splits into the pueblo and the beach road, and almost nothing a visitor rents is actually on the sand. What you're really choosing is which side of town you drive from. Aldea Zama sits between the two, master-planned, gated, quiet, with green space and its own small cluster of restaurants. La Veleta is denser and younger, built around Calle 7, where the restaurants and bars are close enough that nobody needs to drive to dinner.
Both put you within a short drive of the beach road and the Avenida Cobá turn that runs inland toward Gran Cenote, which is only a few minutes out of the pueblo. Cobá's ruins are about forty-five minutes inland. Kaan Luum lagoon is a quarter of an hour south. Sian Ka'an's mangroves and lagoons start below the hotel zone. If you're renting a car for cenotes and day trips, either neighbourhood works. If you want to walk to dinner, La Veleta decides it.
The Aldea Zama three, and what separates them
All three sleep five in a two-bedroom layout, which in practice means two bedrooms plus a sofa bed. Confirm exact bed configurations with us if the fifth person is an adult rather than a child.
- Private Rooftop Penthouse w/ Jacuzzi & Concierge — a jacuzzi on the private rooftop, with sun loungers and a dining table up there. King in the master with en-suite and balcony access, a double in the guest room. The rooftop is where you'll eat most nights.
- Charming 2BR Tulum Condo with Private Pool — ground floor, with a private terrace and pool backing onto jungle. No stairs anywhere, which is the quiet reason families with small kids and grandparents keep booking it. The guest room has two singles.
- Luxury Tulum Penthouse with Private Pool Terrace — two levels, private pool, and two king bedrooms rather than one king and a smaller second. Two couples sharing should look here first.
The ground-floor condo and the rooftop penthouse are gated with 24/7 security, and both come with free parking, which you'll want for cenote mornings.
Two in La Veleta, both within blocks of Calle 7
The Boutique La Veleta Condo with Private Pool Terrace puts king beds in both rooms, each with its own bathroom and rain shower, and hangs a plunge pool off the master terrace. Dining seats four. For two couples who want genuine parity, parity being the thing that quietly ruins shared rentals, this is a clean answer. It's steps from the restaurants and shops on Calle 7.
The La Veleta Boho Condo w/ Plunge Pool & Hammock is a couple of blocks from the same street and is the one I'd book for a group that intends to cook. Its private terrace carries a plunge pool, a hammock and a BBQ grill together, the kitchen is properly stocked down to the blender and kettle, and there's a washer and dryer in a closet off the living room. Both bedrooms are kings with en-suites; the master has an outdoor shower you'll use more than the indoor one. Starlink handles the Wi-Fi. It's listed for four, and the gate is staffed overnight rather than around the clock.
If your group grows past five
Two-bedroom is the right shape for four or five people. Push past that and the maths stops working, so look at the larger homes instead. The Luxury 3BR Penthouse with Private Pool in Tulum gives seven guests a private rooftop with a plunge pool, a king sunbed and a BBQ near Calle 7. The Veleta House w/ Private Pool, Terrace, BBQ Grill puts an en-suite on every one of its three bedrooms, one block off 7th Street, which ends the bathroom negotiation before it starts. For eight, the Luxury 3 Bedroom Villa w/ Private Pool & Sun Deck has a gated garden with a soaking pool and a second pool on the roof.
Also worth knowing: two of our two-bedroom homes sleep six rather than five. The Aldea Zama Penthouse, Private Rooftop & BBQ Grill has a hot tub and a grill on its own rooftop, and the Luxury Condo w/ Rooftop Pool & Gym in Aldea Zama sits in a building with resort-style facilities. If you want to be in the middle of the pueblo instead, the Bright & Sunny 2BR Loft w/ Roof Pool in Downtown puts you on the street with the shops, the taquerías and the transport, with a shared rooftop pool upstairs.
What actually decides a Tulum booking
Parking, laundry and a kitchen you'd use. Rent a car here, because the cenotes and Cobá aren't reachable on foot, and a home without parking turns into a daily problem. The ground-floor Aldea Zama condo, the rooftop jacuzzi penthouse, the Papaya Playa penthouse, both La Veleta condos and the two-level Luxury Tulum Penthouse all include free parking.
Laundry is the one people underrate. Salt water and sand go through clothes fast, and a washer and dryer in the unit is the difference between packing for a week and packing for four days. Most of these homes have both; the Boutique La Veleta condo does not, so plan accordingly.
Every reservation includes concierge help with transport, tours and restaurant bookings, and we make beach club reservations directly rather than sending you to a phone number. Use it. Tulum's good tables and good day beds are a booking problem, not a budget problem.
Before you book
Message us with your dates and we'll confirm availability, current rates, taxes and fees, and the exact bed setup in the home you're considering. We book direct, so you're talking to the team that manages the house, not a call centre. Rates, availability and beach club terms all shift with the season, and Christmas and New Year's in particular goes early, so the sooner you ask, the more of this list is still open to you.
